So, you have decided to build a house.  Congratulations if you already have land to use in building a house in the Philippines. The next step is determining the budget that you are willing to spend on building a house.

Note that we are not encouraging the use of the term “dream house” because  doing so would mean having more than one bedroom, more than one bathroom, a specific window design, materials and finish.

Can I build a house for Php100,000?

In a recent Construction Statistics from Approved Building Permits from the Philippine Statistics Authority, the average cost for constructing a per square meter of home design in the Philippines as of Q1 of 2021 is as follows:
  • Single House – Php 10,482
  • Duplex/Quadruplex – Php 8,798

Key Factors Influencing Construction Costs

Home Style:

The architectural style of a home significantly impacts construction costs. Generally, simpler designs are more cost-effective. For instance, constructing a bungalow is typically less expensive than a multi-story house due to reduced materials and labor requirements.

Location:

The geographic location and the cost of land play a crucial role in overall construction expenses. Urban areas often incur higher costs than rural regions, primarily due to land expenses. Additionally, locations prone to natural disasters may require additional safety features, increasing costs.

Number of Floors:

The number of floors in a house is a key cost determinant. Additional floors necessitate more materials, labor, engineering work, and a stronger foundation, resulting in higher construction costs.

Bathrooms:

The quantity of bathrooms directly influences construction expenses. Each added bathroom entails extra plumbing, fixtures, and labor, contributing to the overall cost.

Windows:

The choice of window type and quantity affects construction costs. Larger or intricately designed windows may demand more labor and premium materials, potentially raising expenses.

Materials and Finish:

The choice of finish significantly impacts construction costs. Options range from basic to high-end finishes. Basic finishes, with standard paint, basic tiles, and lighting fixtures, are the most budget-friendly. Standard finishes, including better-quality tiles and lighting fixtures, are a step up, while high-end finishes incorporate luxury materials. Costs vary accordingly, with basic finishes averaging around P10,000 to P13,000 per square meter, standard finishes at approximately P14,000 to P18,000 per square meter, and high-end finishes at about P18,000 to P25,000 per square meter.

Understanding these factors allows homeowners to ensure the successful completion of their construction project while meeting their specific needs and expectations in the Philippines.  Needless to say, the budget would almost always impact the way your concept would get executed by architects in the Philippines.
